No Hot Water at All

On a gas heater this is usually the pilot, the thermocouple or the gas control valve. On an electric heater it is generally a failed heating element or the upper thermostat, and an element is an inexpensive part. On a tankless system it is more often a flow sensor, an ignition fault or a unit that has scaled up and shut itself down.

Lukewarm water rather than none at all points somewhere different again, usually sediment in the bottom of the tank insulating the burner from the water above it. That one gets worse steadily, and it is the failure most likely to have been building for a year.

Some water heater faults are safety issues before they are plumbing ones. A smell of gas near the unit, scalding water at the taps, a relief valve that keeps discharging, or signs of poor combustion around the flue all need attention immediately rather than in the morning.

If you smell gas, leave the building and call the gas utility first, then call us. A relief valve discharging is doing its job and should never be capped or plugged: it is telling you the tank is over temperature or over pressure, and blocking it removes the only protection the tank has.

Is my water heater problem actually an emergency?

Water escaping from the body of the tank, a smell of gas, scalding water at the taps, or a relief valve discharging repeatedly all need attention the same hour. No hot water, on its own, usually does not: it is uncomfortable but it is not damaging anything, and it can normally wait until morning at standard rates. Should I shut anything off before you arrive?
